WHAT IS THE COLLATERAL VALUATION REPORT (CVR)?
This desktop application is capable of valuing properties as accurately as a full appraisal, yet provided at a significantly lower price point and delivered in a considerably more expeditious manner. Completed by a certified appraiser with local area knowledge of the respective neighborhood, the appraiser can define the neighborhood, use the most sophisticated analytics available, and make adjustments that are supported.

IS THIS AN APPRAISAL?
Yes, a value opinion is rendered that is supported by a regression analysis, Sales Comparison Analysis, and an analysis of available listings (if applicable) competing with the subject property as of the effective date of the appraisal.

The appraiser is center stage and has complete control over the data analysis and the valuation process.

WHO COMPLETES THE COLLATERAL VALUATION REPORT (CVR)?
APPRAISERS: Licensed or certified in the state that the subject property is located, and geographically competent for the neighborhood/market area for subject property.

In addition, the appraiser completing the report has to be separately certified to utilize this specific software; which requires training in the regression analysis and completion of sufficient work samples to illustrate a knowledge of both the analytics of regression analysis and methodology of the appraisal process.
